HVAC SERVICES | NORTHERN COLORADO

FEMA is redrawing the flood map north of the South Platte, and that changes where Evans equipment should sit.

HVAC SERVICES IN EVANS NORTHERN COLORADO

Evans borders Greeley on the South Platte River at about 4,650 feet, with Atmos Energy natural gas and Xcel Energy electric service for most addresses. Homegrown Heating and Air Conditioning provides HVAC services in Evans for repair, replacement and maintenance on gas furnaces, air conditioners, heat pumps and ductwork. Near the river, we plan equipment placement around the flood map, not just the floor plan.

Flood Zones and HVAC Services in Evans

For homes north of the South Platte, the flood map is the local factor most likely to change an equipment plan. The City of Evans says on its floodplains page that FEMA is updating the Flood Insurance Rate Map for residences north of the river. Properties once mapped as low to moderate risk, Zone X, will move into a high-risk area with mapped flood elevations, Zone AE, and flood insurance will be required for affected homes.

Evans has been here before. The September 2013 flood damaged or destroyed more than 200 mobile homes in the city.

Zone AE matters for HVAC because of where the equipment sits:

  • Furnaces, water heaters and air handlers in basements sit below the likely flood line
  • Outdoor condensers on grade-level pads take on water and silt in a flood
  • Flood water ruins gas control valves, electrical components and duct insulation

When we replace equipment in a home that sits in or near the new zone, we talk about elevation first. Raising an outdoor unit onto an anchored stand, or moving an air handler up a level, costs far less during a planned replacement than after a flood. Substantially improved buildings in a high-risk zone also face floodplain rules on utility systems, so we confirm with the City before the work starts.

Utilities and Rebates in Evans

Atmos Energy provides natural gas across Evans. Xcel Energy provides electricity for most of the city, while the far west side, primarily the Grapevine Hollow neighborhood, is Poudre Valley REA territory.

  • Atmos Energy: 80 percent of cost, up to $3,000, on a 95 percent AFUE or higher furnace, plus $50 toward an annual tune-up.
  • Poudre Valley REA (Grapevine Hollow area): $500 or $1,500 for an air-source heat pump depending on size, plus a $500 dual-fuel bonus.
  • Xcel Energy: as your electric utility, Xcel pays its standard heat pump rebate, effective October 1, 2026: $300 per cooling ton for a qualifying ducted air-source heat pump, or $750 per heating ton for a cold-climate model. Xcel reserves its bonus amounts for homes heated with Xcel natural gas, so an Atmos-gas home gets the standard rate.
  • Colorado Heat Pump Tax Credit: applied as an invoice discount on a qualifying 2026 install.

Permits in Evans

The City of Evans Building Division handles permits in-house. Furnace and AC installations or replacements, water heater replacements and gas tests all require a building one-stop permit, typically processed within a day.

  • Furnace and water heater inspections require the owner or applicant to be present, so we coordinate the inspection time with you.
  • Evans issues no separate trade license for HVAC contractors, only a City business license.

With no local mechanical license to check, ask any contractor for proof of insurance and EPA Section 608 certification. We at Homegrown Heating and Air Conditioning are licensed and insured and show the paperwork before work starts. We also pull HVAC permits in unincorporated Weld County, where no contractor license is required.

Sizing Equipment for an Evans Winter

Weld County uses a winter design temperature of 1 degree for the area. We size from a load calculation at that temperature, not from the old unit’s label.

At about 4,650 feet, gas appliances still need their input checked against the manufacturer’s high-altitude instructions. A furnace set up for sea-level gas pressure runs rich, sooty and short-lived.

What an Evans Service Visit Includes

  • A measured diagnostic with written readings
  • An upfront price before any work starts
  • A flood-placement check on any replacement near the river
  • A combustion and safety check after gas appliance work
  • Free second opinions on another company’s quote

Two Calls That Show the Approach

Second opinions are where an honest diagnosis saves the most money. One homeowner had a quote from another company and called us to compare.

Kelly Suess wrote: “I had another hvac company give me a quote that was a bit less than $2k. Homegrown fixed the same issues for less than $500.”

We price the repair the system needs, not the largest job it could justify.

Another homeowner had water leaking from a furnace after a prior installation. Michelle Alvarez wrote: “We had water leaking from our furnace due to an installation error from our previous HVAC company. Homegrown provided prompt and thorough service.” On a condensing furnace, a leak usually traces to a condensate drain or trap problem, and we fix the cause rather than mop up the symptom. EVANS HVAC QUESTIONS WE GET

Is my Evans home affected by the new FEMA flood map?

The City says homes north of the South Platte are moving from Zone X to Zone AE as FEMA updates the map. Check your address on the City floodplains page, and tell us when you call so we can plan equipment placement.

Should I raise my outdoor AC unit in Evans?

If the home is in or near a mapped flood zone, raising the condenser onto an anchored stand during a replacement is inexpensive protection. We recommend it when the location warrants it.

Who provides gas and electric service in Evans?

Atmos Energy provides natural gas. Xcel Energy provides electricity for most of the city, and the Grapevine Hollow area on the far west side is Poudre Valley REA territory.

Do I need a permit to replace a furnace in Evans?

Yes. Furnace and AC replacements require a building one-stop permit, and the owner or applicant must be present for the furnace inspection.

Does Atmos Energy offer a furnace rebate in Evans?

Yes. Atmos pays 80 percent of the cost of a 95 percent AFUE or higher furnace, up to $3,000, with applications due within 60 days.

Do you give second opinions on HVAC quotes in Evans?

Yes, and they are free. We measure the system, show you the readings and tell you plainly whether the other quote fits the problem.
