HEATING MAINTENANCE | NORTHERN COLORADO

An annual tune-up with combustion analysis and draft testing in Northern Colorado.

HEATING MAINTENANCE IN NORTHERN COLORADO

Heating maintenance is the one visit of the year where a technician tests a furnace instead of reacting to it. Homegrown Heating and Air Conditioning provides heating maintenance across Northern Colorado, and our tune-up is built around measurement: combustion readings at the flue, draft and temperature rise. You get the numbers, and you get them explained.

What an Annual Tune-Up Includes

A tune-up is a test procedure, not a cleaning. Ours covers:

  • Combustion analysis at the flue, with oxygen, stack temperature and efficiency recorded.
  • Draft and venting checks, including the vent connector, terminations and combustion air openings.
  • Burner and flame inspection, with the flame sensor cleaned and its signal measured in microamps.
  • Heat exchanger inspection, visual and by camera where the cabinet allows.
  • Temperature rise across the heat exchanger compared to the range on the nameplate.
  • Blower amp draw, plus a filter and return check.
  • Safety controls tested: high limit, rollout switch, pressure switch and gas valve response.
  • Condensate trap, drain and inducer checked on condensing equipment.

We provide you with a report of the tune-up findings. A tune-up report that says “system operating normally” and nothing else is not a report. Every technician who runs one of these visits is licensed and insured throughout Northern Colorado, and trained to interpret the numbers rather than just collect them.

What a Tune-Up Is and Is Not

A tune-up is a test, clean and adjust visit. It is not a repair visit, and pretending otherwise is how homeowners end up surprised by an invoice.

Included: the testing and inspection above, a light cleaning of the interior cabinet, minor adjustment to bring readings back inside the manufacturer’s range, and a written record of what we measured.

Not included: replacement parts and any correction that requires a new component. Those get documented, priced and scheduled separately, and nothing gets replaced on the same visit without your approval.

That separation is deliberate. A maintenance visit should be a diagnosis of a machine’s condition, and a technician should have no reason to find something that is not there.

When to Schedule in Northern Colorado

Schedule in late summer or early fall. Fort Collins runs about 5,918 heating degree days a year, with roughly 138 in September and more than 1,000 in January. The heating season effectively runs September through May here, which is nine months of run time on a machine that gets checked once.

There is a practical reason for the timing too. A tune-up in September can be done on a cold system, at a normal appointment length, with parts available if something needs ordering. The same visit in January happens between no-heat calls, on a furnace that has already been running hard for four months, and anything we find has to be fixed immediately rather than planned.

Booking before the first cold snap also means the tune-up is a scheduled appointment rather than a scramble. We run maintenance visits across Fort Collins, Loveland, Greeley, Windsor, Timnath, Johnstown, Wellington, Berthoud, Laporte and Estes Park, where the heating season is longer still.

Two upgrades pair well with an annual visit: a smart thermostat installation, and a whole-home humidifier for the dry indoor air that comes with heating cold outside air to 70 degrees. You can see everything we handle locally on our Fort Collins HVAC page.

What a Maintenance Visit Sounds Like

Lee Miller booked a maintenance visit for an older system and wanted to know how much life was left in it. Our technician Dan serviced the unit and then walked him through the readings, what they meant for a system of that age, and what to watch for going forward.

In his review: “Great experience. Dan spent a lot of time cleaning and servicing our unit, and also educated me about how it works, what to expect given its age, and best course of action if there are any future problems.”

That is the standard we hold the whole team to. A maintenance visit that ends without the homeowner understanding their own equipment better is a missed opportunity, whatever the checklist says. Read more customer reviews from Northern Colorado homeowners.

HEATING MAINTENANCE QUESTIONS FROM NORTHERN COLORADO HOMEOWNERS

How often does a furnace need maintenance in Northern Colorado?

Once a year, before the heating season. That matches the EPA recommendation for annual professional inspection of central heating, and it matches the workload here. With roughly 5,918 heating degree days and a season that runs September through May, a Northern Colorado furnace logs far more run hours than the same unit would in a milder climate.

Does a tune-up need a permit?

No. Fort Collins exempts replacement of minor parts that do not affect approval or safety from its mechanical permit requirement, and unincorporated Larimer County exempts repairs and maintenance using similar or the same materials that do not affect any mechanical work. Maintenance sits inside those exemptions.

What does combustion analysis actually measure?

Carbon monoxide in parts per million, oxygen, stack temperature, draft and calculated combustion efficiency, all taken at the flue while the furnace runs. Those readings are the only way to know whether the burner is burning completely and whether the products of combustion are leaving the building.

My furnace is newer and high efficiency. Do I still need a tune-up?

Yes, and there is more to check, not less. Condensing equipment adds a condensate trap and drain that can block, a secondary heat exchanger that fouls, an inducer and a pressure switch circuit, plus a sealed intake and exhaust outdoors that both need to stay clear. Those are the parts that strand a newer furnace in February.

Do you provide heating maintenance in Estes Park and the higher towns?

Yes. Estes Park sits at about 7,530 feet and runs roughly 7,558 heating degree days, about 28 percent more than Fort Collins, so the system there works considerably harder over a longer season. Wellington, at just over 5,200 feet, is the highest of the plains towns we cover.

What happens if you find something wrong during the tune-up?

We document it, show you the reading behind it, and quote the correction as separate work so you can decide. If a combustion or venting reading indicates an immediate safety issue, we shut the appliance down and tell you why on the spot.
